Delightful vigneron's house on three floors with two bathrooms, well furnished and decorated, with a terrace and heating for winter lets.
This is a typical 'vigneron's' house with its spacious double garage and next to that a hall with stairs leading up to the first floor living accommodation, recently renovated by an artist. (At the back of the garage is a small courtyard equiped with washing machine)
Through the frontdoor a hall with old tiles and light bright colours invites you to climb the stairs to the first floor.
First Floor More warm colours and brightly coloured terra cotta tiles mark the character of this whole house. A hall with doors on the left leading into a sitting room,(10m²) used more as a third bedroom with a single fold down bed and a double sofa bed. This room has french windows leading out onto the 12m² terrace.
Next to this is the kitchen where yellow paint effects and stressed paint contrast with the serious semi professional fittings, a big fridge freezer, a full size cooker, a big double sink, dresser, kitchen table and chairs. This room also has French windows giving out onto the terrace. On the other side of the hall is the living room(12m²) with French windows giving out onto a small balcony overlooking the street. This room is comfortanly furnished with a leather corner sofa, armchairs, low table and book case.
Also on this floor is a large shower room with a glazed shower cubicle, wc, basin and heated towel rail/bathroom radiator.
Second Floor Stairs that would need supervision when mounted by small children lead up to the second floor. Here there are two bedrooms and a bathroom.
The master bedroom (20m²) is lit by a small window and two opening skylights. A queen sized bed, a writing desk, a book case, a bedside cabinet, a small chest of drawers all stand on the shiny but age pocked 'tommette'(terra cotta red tiles ) floor and a built in wardrobe completes the fittings. The second bedroom has a double bed, bedside cabinet, small chest of drawers and a hanging rail and a window overlooking the street. There is also a spacious bathroom on this floor with a corner bath, wc, basin and heated towel rail/ bathroom radiator.
The house is situated in a quiet residential street that runs between the vines and the main street of this small town. Deep in the Mediterranean wine triangle of the Herault.

Out and About
This property is just round the corner from all the shops, bars and restaurants and the weekly market. It is also perfectly situated for a sight-seeing holiday as Montagnac is just twenty minutes from the Cevennes hills, Salagou lake, also near interesting towns of Pezenas, Montpellier, Meze, Sete and Beziers. Sandy beaches are short drive away at Agde or Marseillan (25 mins).
