Spacious modern villa with views over vines and village, large terrace, pool and garden, 20 mins Mediterranean beaches. Country setting, but 5 mins walk into village centre.
This villa is about ten years old, built on the side of a hill overlooking the village of Nizas. There are neighbouring villas. On the ground floor there is a fully equipped and fitted kitchen of 15 m² with a hatch leading into the L shaped dining room/ sitting room (40m²). Doors from here lead out onto the large terrace(50m²) with its garden furniture and barbecue, perfect for evening meals in the summer. The terrace has views over the garden and vines and the village of Nizas. Off the sitting room there is a twin bedded room looking out over the vines and village. There is also a w.c on this floor. Up the wooden stairs to the first floor and there are one double bedded room with built in cupboards, two twin bedded rooms, one room with 3 single beds and a spare double mattress on a raised up platform - suitable for a group of children, a shower room, a w.c. and a bathroom. The garden is a generous 1300 m² with a built in pool( 6mx4m) and its tiled surround with loungers for relaxing between dips. There is a security grill around the pool to avoid toddlers falling in. The garden is very private with lots of shade from the trees.
The village of Nizas is 300ms walk from the house and boasts a 'superette' (general store), a café that serves some food during the Summer, a post office, a tennis court and a boulodrome for boules players which also doubles up as a site for the frequent village brasucades (barbecues and dancing).

Out and About
The Mediterranean beaches are close by, ranging from a 7-mile long stretch of sand at Marseillan Plage to lively, cosmopolitan resorts like Cap d`Agde. The Herault River and thc Canal du Midi offer numerous opportunities for walking, swimming, fishing and boat trips. The magnificent Lac du Salagou 30 minutes away inland provides bathing, wind-surfing, fishing and excellent hilly walks. Pezenas, the nearest town, is about 5 kilometres away. It is a very pretty, lively town, hosting a Festival of Arts and Music every summer from June to September. There are exhibitions and concerts, and many free outdoor performances ranging from clowns to flamenco dancers to classical music. There is an interesting local museum and an easily-followed numbered tour of the town can be made. The town is immensely proud of its connection with Molière, the 17th century dramatist. In the other direction is Beziers, 20 minutes' drive away, a city with a turbulent past but now one of the jewels of the Midi. Apart from the extraordinary turreted Cathedral there are numerous sites to visit, art galleries, cinemas, a theatre, and of course dozens of restaurants and bars. In August there is the week-long 'Feria', when the whole of Beziers takes to the streets to celebrate. There is a market and a flower market every Friday, and a monthly antiques market. Longer excursions could take you to the Camargue, the Upper Languedoc National Park, the African Safari Park at Sigean, the Cevennes or the Pyrenees, or even to Spain. There are Roman/Greek excavations at Oppidum d`Enserune, and even older natural wonders at the Cirque de Navacelles and the Chaos de Moureze. The superb medieval village of St. Guilhem-le-Desert is the high point of Languedoc monasticism. The Devil`s Bridge crosses the Herault here - it is the oldest medieval bridge in France). The gorges of the Herault offer many places to swim and canoe, and you can visit the grottoes. Nearby towns and cities worth visiting include Montpellier, Sète, Agde, Sommières and Narbonne, and, at slightly greater distance, Avignon, Perpignan, Carcassonne and Nimes.
Sleeps 10 in comfort + cot for baby/child up to 4 years old.
